What Makes an Apartment Property Different
The grounds are occupied
Forty households use this lawn as a shortcut, a dog run and a place to stand outside. It wears differently from a garden nobody crosses, and it has to stay safe to walk on while we are working.
Shade you cannot plant out of
The north face of a four storey building gets very little direct sun. Grass there thins however it is fed, and the honest answer is usually a shade tolerant bed rather than seed twice a year.
Access is a real constraint
Gates, fobs, parkade clearance, and a bin room that has to stay reachable. Whether a mower can reach the back lawn at all is worth settling before the first visit, not on the morning.
One person gets the call
When the grass looks bad a property manager hears about it, not the owner. That needs a schedule that holds and an answer the same day.
Working Around People Who Live There
- A noise window agreed up front, because people on night shifts sleep in the daytime and an early mower is a complaint somebody has to field
- Cars stay where they are. We work around parked vehicles rather than asking residents to move them, and we do not blow clippings over them
- Walkways and entrances cleared first, so nothing is left underfoot while people are coming and going
- Access arranged once, with fobs, gate codes and bin room access sorted with you rather than asked for at the gate each visit
- You hear what we found from us, so a cracked walkway slab or a dying shrub reaches you before a tenant reports it
What a Langley Apartment Grounds Program Covers
Every visit
- Mowing the common lawn and boulevard
- Edging along walkways, kerbs and bed lines
- String trimming around posts, bins and bike racks
- Litter and debris off the lawns and walkways
- Blowing down hard surfaces before we leave
Through the season
- Shrub and hedge pruning on the perimeter
- Weeding and refreshing the bed edges
- Bark mulch topped up where it has thinned
- Feeding and aerating high traffic turf
- Replanting the beds that face the entrance
Seasonal
- Spring cleanup and the first cut of the year
- Leaf clearing through autumn, more than once
- Cutting back and tidying before winter
- Storm debris off the walkways and lawns
- A walk round with you at the end of the season
Where the Complaints Actually Come From
The strip either side of the front door
It takes every visitor, every delivery and every dog. It is also the first thing somebody sees when they come to view a unit, and the first patch to go bare. It needs more than the rest of the lawn, not the same.
Bed edges that have blurred
A crisp edge is most of what makes grounds read as looked after. Beds that have crept into the lawn look neglected even when every plant in them is healthy, and it is quick to put right on a schedule.
Litter after a windy night
Recycling leaves an open bin enclosure and ends up across the lawn. It is a few minutes of work that nobody owns unless it is written into the visit, and it is what residents photograph.
Apartment Grounds Across Langley
| Area of Langley | What we usually find | How we approach it |
|---|---|---|
| Langley City and Willowbrook | Most of the older purpose built rental stock. Three and four storey walk ups, narrow boulevards, street parking | We work out where the truck sits before we arrive, so we are not blocking residents in |
| Willoughby, Yorkson and Latimer | The newest density. Podium buildings with landscaped courtyards, young trees and a lot of hard surface | Courtyard beds and young trees want a light, frequent touch rather than an occasional heavy one |
| Walnut Grove | Mixed low rise with mature perimeter planting that has often outgrown its space | Usually a perimeter backlog first, then a normal schedule once the hedge lines are back under control |
| Murrayville, Brookswood and Fernridge | Smaller buildings on larger lots, so more lawn per unit than anywhere else in Langley | Mowing dominates the visit, which makes the route and the cutting height the things that matter |
| Fort Langley, Glen Valley, Salmon River and Campbell Valley | Fewer purpose built blocks, more small scale and converted rental across the Township | Access and turning room for a trailer usually decide how we approach the property |
Questions From Langley Property Managers
That is a different job with its own page. A strata is owner governed, so the decision sits with a council and the paperwork it wants is not the same. Strata landscaping in Langley is for that. This page is for buildings where one owner or a property manager makes the call and the units are tenanted.
Weekly through the growing season is the usual shape for a rental building, easing back through autumn and winter to clearing and tidying. The schedule is set once and then held. An apartment property’s problem is rarely one bad visit, it is not knowing when the next one is.
No. We plan the visit around parked vehicles, because a notice asking forty people to move at eight in the morning creates more work for you than it saves us. We also keep clippings off them.
Probably not as lawn, and we would rather say so. A wall that tall blocks most of the direct sun, so grass there stays thin whatever it is fed. What does work is planting it as a shade tolerant bed, or mulching it properly so it reads as deliberate instead of failed.
Us, and you will get an answer the same day. If it is something we can put right on the next visit we will say when that is, and if it is outside what we do we will tell you that instead of leaving it open.
The landscaping around them, yes. Litter, weeds, keeping the planting back off the doors and keeping the sightlines at the entrance clear. We are landscapers rather than a cleaning contractor, so washing down the surfaces themselves is not ours.
No. A six unit walk up and a hundred unit complex are both a stop on a route. The small ones are often easier to keep on top of because the whole property can be done in one visit.
We walk the property with you, measure the lawn and bed areas, look at access and work out how long a visit realistically takes. Then you get it in writing with the frequency set out, and the number does not move afterwards.
