On a residential property the mower wakes people. On a retail or multi tenant site the early start is the whole advantage, because the work wants to be finished before the first customer arrives.
A tenant is not looking at their garden, they are looking at what a customer sees walking from the car to their door. That is a narrow strip of ground and it carries the whole impression.
Tenants raise things with the property manager, who raises them with us. So the scope needs to be written down clearly enough that a manager can answer a tenant without phoning us first.
| Langley area | What we usually find | What it changes |
|---|---|---|
| Willowbrook and the 200 Street corridor | Retail and big box frontage at the Langley Bypass junction, parking islands and heavy traffic all day | Early starts before opening, and parking islands that get inspected by every customer who walks past them |
| Downtown Langley City | Small commercial frontages on a tight street grid, on the City side of the boundary | Small precise visits, and access agreed in advance because there is nowhere to park a truck |
| Gloucester Industrial Estates | 700 acres of industrial near 264th and Highway 1, large lots with modest planted area | Scheduled cuts around access hours, priced by the metres of edge rather than the acreage |
| Willoughby and Walnut Grove | Newer mixed commercial among newer residential growth, much of it shared between several tenants | Closest to a conventional commercial grounds programme, on a regular cycle |
| Murrayville and Aldergrove | Village commercial and older strip plaza, smaller sites with established planting | Renovation work as often as maintenance, because the planting is decades old |
Tell us the address and we will tell you. The City of Langley is the 10.18 square kilometre urban core and the Township is the 307.22 square kilometres around it, and the line runs through Willowbrook Shopping Centre, so it is not always where people assume.
Mostly for tree work and green waste. Which side you are on affects what needs a permit before a reduction, and where a large clearing load can go. Routine visits are unaffected, and tracking it is our job rather than yours.
On retail and multi tenant sites that is normally the point. An early finish means the frontage is done before the first customer walks across it, and the noise happens when nobody is trying to serve anyone.
A current WorkSafeBC clearance letter and a certificate of insurance naming your company as additional insured, both on request. Head office usually wants them before an award, and having them ready is faster than chasing them afterwards.
The tenants. A residential strata has owners who live there, a council and an annual budget. A retail plaza or industrial site with several tenants has businesses, a property manager and no one on site at seven in the morning. It changes the timing and the standard more than the work.
Yes, both. Gloucester Industrial Estates is about 700 acres near 264th and Highway 1, and Aldergrove is further east again. The Township is large but it is still the city we are based in, so there is no out of area charge for either.
No, not inside a grounds contract. Both get quoted separately or referred to someone whose trade it is. Hedge trimming and tree pruning within normal reach are part of the ordinary visit.
It follows the metres of planted edge, the access, and how often you need us, not the size of the title. A Willowbrook frontage and a Gloucester yard of the same acreage are priced very differently. We walk it, put the scope and the number in writing, and the figure holds.
