STRATA LANDSCAPING IN DELTA, BC

Strata Landscaping in Delta, BC

Townhouse and low rise complexes across Ladner, Tsawwassen and North Delta, on a scheduled contract with a written scope so nobody argues about it at the AGM. Delta is hard on shared planting, and the parts that fail are the expensive parts. In BC since 2016, BCLNA member, licensed and insured.

What Delta Does to Common Property

A single owner’s garden can absorb a bad year. Shared planting across a whole complex turns the same problem into a budget line.

Salt on shared screening

Complexes with a clear run to Boundary Bay or the Strait take salt laden wind. It burns the seaward face of the boundary cedar, and that hedge belongs to all of you.

Soft ground in Ladner

Water sits close to the surface on the flats. Common property lawn stays soft, heavy mowers rut it, and ruts turn into owner complaints and then into repairs.

Nothing upwind

Most Delta complexes sit on flat open ground. The shared boundary planting is doing a real job as shelter, not decorating the edge of the parking.

Industrial frontages

Annacis Island and Tilbury are strata too. Those frontages are the first thing a customer sees, and access hours decide when we can be on site.

Where the Strata's Responsibility Ends

Nearly every argument about a strata grounds contract is actually an argument about who owns which plant. An owner wants their patio bed weeded, the contract covers common property, and the crew is standing in the middle of it.
So we settle it on paper before we start, walking the site with whoever holds the plan and marking what we touch.
The same walk covers access, gate codes and which day suits residents. If you also need the commercial side of a mixed use site, that is our commercial landscaping in Delta page.

When Shared Screening Fails It Is a Budget Item

The cedar run between units, or along the road, is usually the most expensive planting a Delta complex owns. It is also the thing salt wind kills first, and cedar does not regrow from bare brown wood. Once a face has gone past the green, that gap is permanent.
How we keep a cedar run once it is healthy is on our hedge trimming in Delta page, and mulching the beds is bark mulch in Delta.

What a Delta Strata Contract Covers

Built around the site rather than sold as a package, and written down so the council can hold us to it.

Strata Grounds Across Delta

Exposure changes a good deal between the flats, the slope and the seaward edge, and the schedule changes with it.
Area of DeltaWhat we usually findHow we schedule it
Ladner and Ladner VillageTownhouse complexes on low lying ground. Lawns stay soft and beds hold water well into spring.Lighter machines, drainage watched
Tsawwassen and Beach GroveThe most exposed complexes in Delta. Salt wind off the Strait hits the seaward boundary planting hardest.Windward face assessed every visit
North Delta and Sunshine HillsUp on the slope above the Fraser. Drier ground, older complexes and mature trees on common property.More tree and structural work
Boundary BayWide open frontage with nothing upwind. Shared boundary planting is working as shelter for the whole complex.Screening protected, never cut hard
Annacis Island and TilburyIndustrial and commercial strata frontages where the grounds are the first thing a visitor sees.Scheduled around access hours
We also hold strata contracts in Langley, Surrey, White Rock, Aldergrove and Maple Ridge. See every area we serve, or read why regular maintenance costs less over a budget year.

What Our Clients Say

Two of the reviews already published on this site. We have not edited what they said beyond trimming the length.
“I have hired them several times. They never disappoint us. Excellent service. Kaushik is very knowledgeable and he is very prompt in his service. They finish their work on time with efficiency.”
Ramya Shankar
“Finally found the right landscaping company where they changed dry and dead cedars, lawns into green landscape so lively to see. Cedars are still green, it is almost 5 years compared to previous landscapers. Kaushik and his team are transparent in their work including costs.”

Questions From Delta Strata Councils

One contact instead of forty, a written scope so nobody argues about what is included, and the same crew on site every week so problems get noticed before an owner reports them. You also get our recommendations in writing, which is what a council actually needs for the minutes.

Yes, walkway and entry clearing is part of a scheduled strata contract when snow falls. It matters more than people expect in Delta, because the complexes with the most exposed frontage are also the ones where wind drifts it back across the path.

Townhouse and low rise residential strata across Ladner, Tsawwassen and North Delta, plus industrial and commercial strata frontages on Annacis Island and around Tilbury. Larger uniform grounds are what a scheduled programme suits best.

We walk the property with whoever holds the plan, mark what is common property and what is not, look at the condition of the boundary planting and the lawn, and note access and gate codes. You get a written scope and price afterwards, and the number does not move.

Usually not completely, if it faces the water. Brown on the seaward face in Tsawwassen or Boundary Bay is salt burn, and cedar will not regrow from bare brown wood. We can reshape around it and protect what is still green, and we will tell you in writing which sections are past saving so replacement can be planned across budget years.

That depends on your strata plan, and it is exactly the thing worth settling before a contract starts. We mark limited common property explicitly as in scope or out of scope rather than leaving the crew to guess. We do not prune an owner’s own planting unless we are asked.

Yes. We agree a day and a window, work to it, and keep noise to the times the council sets. On industrial frontages we schedule around access hours instead.

We assess them and do the pruning that keeps walkways and parking clear. Limbs over a path are a liability question rather than a tidiness one, so they get looked at and written up rather than left to the next visit.
